Slab is a no different building material from wood, concrete, tile or metal. Concrete slab foundation is another type of housing foundation used to stabilize houses. The three types of slab foundations are T-shaped, slab-on-grade concrete and frost-protected.

  • T-Shaped – Often used in places where snow prevalent. Its footing is wider than a wall and this is done to have support at its base. This traction is allowed to dry and the slab is placed after this process.
  • Slab-on-grade – It is a monolithic form of foundation that is placed over crushed gravel to improve the drainage of moisture. Adding wire to the concrete lessens potential cracking. Its edges are thicker than its interior.
  • Frost-protected – Specifically for heated buildings, requires two sheets of unyielding polystyrene insulation strategically placed on the outside of its foundation wall and on the gravel at the base to prevent the cold from entering the structure and keeps it a warm temperature. Similar to slab-on-grade, it is also applied monolithically.

The causes of slab damage are similar to that of pier and beams while adding that slippery earth in harsh weathers like melted snow after summer or flooding cause damage to slab. As observed in its application, slab foundation requires not just stilts to build its support but layers of concrete that provide its stability. Instead of looking for horizontal signs of problems—in this case, walls don’t talk as much as the floors. Focus on usual molding surfaces, defined cracks in floors, gaps in between baseboards and door frames that get loose from its walls. These could be signs that your concrete foundation could have damage.

The common methods for slab repair are slabjacking and hydraulic slabjacking (colloquially known as piering). Both involve lifting a sunken concrete foundation out of its place. Among other repair approaches are foam jacking, installation of cellular concrete and chemical grouting.

Despite the similarity of approach, slab repair methods have a corresponding concern to amend. Slabjacking (sometimes foam jacking) are used in smaller areas of damaged concrete. Areas in between concrete such as grout, mortar joints and trim boards are weak points suitable for this method. It results to help the slab get to its original condition as well as stabilizing the sub-layer of soil to prevent recurrence.

Piering is a repair method that holds a wider scope, generally covering complete house and building foundations. We provide mechanical jacks for this kind of work. Sealants are also an added repair/prevention service you can inquire from Austin Foundation Repair.
